The information provided in this database reflects the updated value for each individual property as determined by the 2024 revaluation process INCLUDING those approved for PA 490 Farm, Forest and Open Space status but NOT INCLUDING any other exemptions or tax reduction programs for which the owner may be eligible.

Any property owner with a change in assessment since the initial notices were sent in November of 2024 and any owner that received an informal hearing on their property will receive notice of the revised assessment in mid-January.

DO NOT USE THE CURRENT MILL RATE TO ESTIMATE YOUR TAX BILL FROM THE NEW ASSESSMENT!

If you do so, you will greatly over-estimate the July 2025 bill.  Historically, when real estate values increase, mill rates decrease.  For a history of mill rate changes in Canterbury, please look to the right of this page.  

It stands to reason that the 2024 Mill Rate will decrease to offset the increase in market value of Real Estate since the last revaluation in 2020.  This mill rate will be determined in the Spring of 2025 when all hearings are complete, the revaluation is reviewed by the State for adherence to applicable procedures, and all Board of Appeals meetings are completed.

Revaluations were required every ten years
1995- Revaluation requirements changed to every four years

2023- State changed Canterbury to 2024
